Enfield park’s disused toilet blocks set to be sold at auction

Prospective investors and developers are being invited to submit bids of around £100,000 for each plot of land at Durants Park

Two disused toilet blocks in an Enfield park are being put up for auction tomorrow (Wednesday 30th).

Enfield Council hopes to flog off the dilapidated buildings at Durants Park, in Enfield Highway, with a guide price of £100,000 being advertised by Savills Property Auctions for each site.

The toilet blocks are understood to have been closed off to the public around a decade ago and have been allowed to deteriorate in the years since.

One block stands in the far western corner of the park, adjacent to Hertford Road, and another is in the north-eastern corner, adjacent to Green Street. Both have large, mature trees towering over them.

According to Savills, the Hertford Road site includes an area of land extending to around three times the size of the toilet block itself, at around 2,752 square feet. The Green Street site is considerably smaller, extending to 1,045sqft, but is listed with the same guide price.

The description from Savills for both sites states: “It is considered there may be potential for conversion or development subject to the necessary consents. Interested parties must rely on their own enquiries with Enfield Council planning department.”

Over the last year the council has identified dozens of buildings, car parks and other plots of land that it owns across the borough that it wishes to “dispose” to raise cash and help plug holes in its budget.

Update (30th October):

An Enfield Council spokesperson said: “The council takes a commercial approach to its land and property assets and reviews performance on a continuous basis. This helps to ensure the council retains high performing investment and occupational assets, whilst simultaneously identifying assets for disposal.

“The two buildings going to auction are no longer considered fit for purpose in our service delivery programmes. Working with a third-party operator, plans are in progress to introduce a new café and toilets within Durants Park in 2025.

“Asset sales take place within the context of ‘right sizing’”’ the portfolio, continuous asset review and delivering asset sales at best consideration.”
