A property website has analysed sales across the borough over the last five years to find the top ten most and least expensive postcodes

The most and least expensive postcode areas for residential property in Enfield have been revealed following fresh analysis of recent sales.
Property Solvers, a fast-track sales firm, drilled down into the data for specific postcodes to find the average sale prices for individual neighbourhoods.
Coming out on top for the dearest properties was The Chine (N21 2EG) in Grange Park, where three homes sold since 2020 have gone for an average of just above £2million. Two other parts of the road – which stretches for half-a-mile – also feature in the top ten, alongside three other Grange Park streets.
Grange Park is sought-after for its Arts and Crafts-style detached properties built in the 1920s and 30s, pleasant high street and railway station.
However, the Dispatch has been able to clarify that Property Solvers did not include Hadley Wood – where many mansions are known to be owned by celebrities and Spurs players – in its analysis of Enfield. Apparently, the company did not realise it was part of the borough. It is very likely that several parts of Hadley Wood would have featured in the top ten if it had been included.
In terms of the cheapest areas, Holmleigh Court in Southbury comes out on top with three homes since 2020 going for an average of just over £106,000, largely thanks to its cluster of very small flats. Streets in Ponders End, Edmonton, Enfield Wash and Freezywater also feature on the list.
Commenting on the data, Property Solvers co-founder Ruban Selvanayagam said: “To keep the data less skewed, we only ranked the streets that had over three sales. It’s therefore worth noting that, in recent years, a property on Eversley Crescent (N21) sold for £2,500,000 and, at the other end of the market, there were properties that sold for £100,000 and under in Canning Square (EN1), Holmleigh Court (EN3) and Hertford Road (EN3).”
