The hospital has already built a new multistorey to allow the ex-car park site to be developed by City Hall, reports Noah Vickers, Local Democracy Reporter

City Hall has revealed its plans to deliver almost 300 new affordable homes on land next to North Middlesex University Hospital.
The Edmonton scheme will include low-rise flats and terraced properties ranging from one to four bedrooms in size, and “will meet the highest standards of design and energy efficiency”, according to City Hall.
In total, 284 properties are proposed for construction, half of which would be available at a social rent and the other half for shared ownership.
The project has been more than six years in the making, with the homes set to be built on a 1.77-hectare site purchased by the Greater London Authority (GLA) between 2019 and 2022.
Plans for new housing were first revealed in 2021, with 220 homes originally envisioned, alongside a new multistorey car park for the hospital to compensate for the loss of spaces. While the car park was approved in 2022 and has now been built, confirmation that the GLA housing scheme would be submitted to Enfield Council for planning approval only came this week.
Vistry Group has been selected at the developer in partnership with the Hyde Group housing association, which will manage the affordable housing.
Mayor of London Sir Sadiq Khan said: “I’m determined to do everything in my power to make housing more affordable and sustainable for Londoners, which is why I’m partnering with Vistry Group to deliver 284 new homes at North Middlesex University Hospital – a 100% genuinely affordable housing scheme.
“In addition to delivering much needed new homes, this landmark development will feature new green spaces and first-class community facilities – including a nursery and café – serving not only future residents, but the wider community as a whole.
“Tackling housing pressures in the capital and delivering affordable new homes for Londoners remains a top priority for me as we work together to build a better, fairer London for everyone.”
All of the homes are proposed to be “dual aspect” – meaning they will have openable windows facing at least two directions – and will be triple glazed, “with enhanced ventilation and insulation”, the mayor’s team said.
The homes will be connected to council-owned company Energetik’s local heat network, which utilises waste heat from the Edmonton incinerator, eliminating the need for individual boilers at the new properties.

Andy Hulme, chief executive of the Hyde Group, added: “By creating new public open space and community facilities, the scheme will also benefit key workers at North Middlesex University Hospital and the wider Enfield community.
“We’d like to thank the GLA for partnering with us and Vistry to build these desperately needed affordable homes and create a thriving new community in our capital.”
Ayten Guzel, the council’s cabinet member for housing, welcomed news of the project and added: “We will continue working with the GLA and the government to find further ways to provide more affordable housing in Enfield in the near future.”
