Enfield Council is preparing to start its £800m regeneration of Joyce and Snells estates in Angel Edmonton, reports Grace Howarth, Local Democracy Reporter

Plans have been put forward for a new play area ahead of the redevelopment of Joyce Avenue and Snells Park estates in Angel Edmonton.
New footpaths, resurfacing, play equipment, boundary fencing, street lighting and CCTV are due to be installed at an open space on the corner of Langhedge Lane and Grove Street, adjacent to St John and St James Church of England Primary School.
The new temporary play area will replace an old one behind Wadham House, a residential block, which is due to be “permanently closed” as part of the wider estate redevelopment plan. Work is expected to start on the new site in the coming weeks.
In its planning application the council states: “The play area replaces the Wadham House play area which is due to be developed. It is anticipated that the new play area will be in place for approximately ten years until this site [Wadham House] is redeveloped.
“The developments are all part of a wider plan to regenerate the Joyce and Snells estate. The masterplan includes significant areas of green open space including play areas.”
The Joyce and Snells redevelopment, the largest council estate regeneration scheme in the borough, will take two decades to complete and cost around £800million. Plans were approved last year.
The existing twin estates comprise 795 homes, however the new development will have up to 2,028 homes, of which half will be designated affordable.
