A six-storey block of flats has been proposed for a disused site in Edmonton.
Plans for 25 flats at the junction of Park Road and Solomon Avenue were submitted to Enfield Council.
The proposed site has been vacant for a number of years and is described as “currently unusable”. In recent years it was tarmaced over and used for vehicle storage.
The flats will be deck-accessed, meaning there will be a balcony walkway on each level that leads to the front doors of the flats.
The plans contain no affordable housing, despite the council seeking to achieve a minimum 35% affordable housing on developments with more than ten homes.
A financial viability report commissioned by applicant Chapelrise Development Ltd concluded the scheme “does not viably sustain a contribution towards affordable housing, in addition to community infrastructure levy (CIL) payments”.
The housing mix comprises of ten one-bedroom flats, nine two-bedroom, and six three-bedroom. There will be a communal roof terrace on the four-storey roof and landscaped communal garden areas.
The site is adjacent to the London Overground railway line, near to where a low railway bridge crosses Park Road, and is not far from Fore Street.
