Pest-ridden Brimsdown shop set to be demolished

Plans have been submitted for a modern industrial warehouse to replace the shop and create around 75 jobs, reports Joe Ives, Local Democracy Reporter

A Brimsdown retailer fined £250,000 last year over pest control failures could now be demolished to make way for new industrial facilities.

Plans to demolish The Range on Brimsdown Industrial Estate in Suez Road and replace it with new industrial buildings were submitted to Enfield Council in April.

CDS Superstores (International) Ltd, trading as The Range, received the six-figure fine last year after pleading guilty to two offences that took place between 5th February 2024 and 15th January 2025.

The six-figure fine was issued by the council following inspections by its environmental health officers, who received complaints from residents of rat sightings in the store and subsequently found it had failed to ensure adequate procedures were in place.

An application has now been submitted to the local authority requesting permission to demolish the struggling Brimsdown shop and replace it with a new, two-storey industrial unit with “office accommodation” as well as parking and a new service yard. 

To make way for new facilities, 134 of the 181 existing parking spaces will be removed. At the same time, the new site will add disabled parking, with four new spaces planned. Electric vehicle charging spaces will be included, and there will also be 34 cycle parking spaces.

The application was sent to the council by Aidan Payne from London-based property consultants Montagu Evans LLP, on behalf of The Royal London Mutual Insurance Society Limited.

Planning documents sent by the agent state the new building should create 75 full-time jobs, up from the 47 offered by the current premises. 

A covering letter sent to the local authority in March said the development would “deliver a modern industrial/logistics unit, providing high-quality employment floorspace that reflects current occupier requirements while making efficient use of previously developed land”. 

A planning statement, also dated March this year, explains that the site is located within a ‘strategic industrial location’ and “and falls within the Brimsdown Preferred Industrial Location, reflecting its long-standing industrial and employment function and the council’s strategic objective to protect and intensify industrial land in this location”.

The company behind the proposals, Royal London Mutual Insurance Society Limited, reported a £327million pre-tax profit in 2025, up from £277m the previous year.

The organisation says its asset management arm, Royal London Asset Management, is one of the largest in the UK, with £199billion worth of assets under its management.

If given the green-light, the scheme would be expected to take a year to complete, with work potentially starting in July.
